Single family homes in North Lake Tahoe and Truckee are becoming affordable for more buyers. Asking prices for homes are available in the $100,000 to $400,000 range in both Truckee and North Lake Tahoe. Lovely homes and cabins are now available in the $400,000’s and low $500,000’s in Truckee and Tahoe Donner. Charts that support the market analysis are shown directly after this analysis.
By far Tahoe Donner is driving the market in Truckee and doing exceptionally well. · Single family home sales in Tahoe Donner are up by 21% comparing 2008 to 2006 (market prices peaked in 2006 in Tahoe Donner). · The single family home median sold price is down by just 3% for the first 10 months in 2008 compared to the same time period in 2007. · The single family home median sold price is down 10% for the first 10 months in 2008 compared to the same time period in 2006. · The number of homes sold in Tahoe Donner is up by 28% for October when compared to the last three months.
