Why Choose to Own Now?

 

Since January 1, 2008, in a down market that is well off of the high, 187 Buyers in Tahoe Donner, 359 Buyers in Truckee, and 143 Buyers in North Lake Tahoe have chosen to own their single family home in the mountains. 

Below are some of the reasons clients told me they chose to own their mountain home:

· Owning a mountain home creates memories.  They aren’t just owning a home, they are owning a mountain life style. 

· Their kids will be grown if they wait.

· There is less competition in a down market so they had more bargaining power. 

· There are more homes to choose from so they own the home they wanted.

· Making an offer cost them nothing.  Almost all of my clients who now own repeatedly made offers until they owned the home they wanted.

· Many of my clients chose to own their mountain home in Tahoe Donner, which is in Truckee, CA. 

Homes prices in Tahoe Donner have held up well, all things considered.  Compared to people who invested in the Dow Jones Industrial Average:

· the median price has dropped about 10% for single family homes sold in Tahoe Donner since 2006 when prices peaked.

· the Dow has dropped almost 40% off the high. 

· In a down market where almost all investments have gone down, wouldn’t you have rather have been creating memories with a mountain home?

Some of the reasons that make Tahoe Donner an excellent long term investment are:

· Within about 30 minutes drive from Tahoe Donner are four major downhill ski areas and one major cross country ski area, plus Tahoe Donner has its own family downhill ski area and major cross country ski area.  Tahoe Donner also has 18 hole golf, tennis, fitness rooms, hot tubs, 3 swimming pools, marina, boat launch and many other excellent amenities.  The outstanding amenities at Tahoe Donner are included with property ownership and HOA dues (just $100/month for 2009).

· Superb hiking, snowshoeing, and an outstanding restaurant are located in Tahoe Donner.  Combined with the recreational opportunities and dining in Tahoe and Truckee this is fabulous!

· An excellent hospital is located in Truckee.

· Within about an hour drive in nearby Reno are four hospitals and extensive shopping which includes Costco, Home Depot, Walmart, Macy’s, Sears, Target, even Trader Joe’s to name a few.

· Within about one tank of gas from Tahoe Donner is a very large population that appears to be growing exponentially, which stretches from the Bay Area to the Reno/Sparks area. 

· Yosemite has become next to impossible to get an overnight reservation.  Are Tahoe and Truckee next?

· The below graph shows Truckee has on average the least expensive homes compared to other mountain resort communities.  Do you think Tahoe Donner and Truckee home values have anywhere to go but up in the long run?
